Our business model is based on a structure called Syndication or a group of investors that pool their money together to buy large real estate. It is an excellent way to receive returns on your investment. DK Homes takes the hassle out of becoming a real estate investor by managing the entire transaction, rehabilitation, and management of the property. Additionally, Investors will receive the added experience of our latest data visualization technology to see property performance.
When investing in syndication, you become a part property owner along with a trusted group of individuals. It allows individuals to get into real estate without doing it alone. Instead of taking on a fixer-upper house, an investor is able to own a large multi-family asset with the help of others. All that is needed is your investment and DK Homes takes care of the rest. You will never have to answer a midnight phone call about a burst pipe.
In return for your investment, you will receive equity in the property, percentage of income, and a share of the profits when the property is sold. Syndication is one of the most powerful ways to have your money work for you.
An investment package will be sent out to our investors list. The package will explain in detail the business plan of the property such as predicted returns, capital needed, duration of hold, and intended sell date. Typically, we will hold onto a property for 5-7 years until selling or refinancing due to the life of the financed loan.
We will perform a full due diligence on the property before purchasing. This will happen before engaging our investors so that our partners can be assured that the property has been vetted. This involves acquiring the past Rent Roll, T12, performing inspections, and gathering rehab estimates. Title insurance must be obtained before closing on the property.
Rehabilitation can sometimes be spread out over the course of a couple years so that the property never has zero cashflow. The returns will rise considerably as the life of the project progresses. We rehab our properties to the same degree as a homeowner would. The tradesmen we use are the same professionals that work on homes across the region. When tenants tour our spaces, they are wide-eyed at how beautiful the work is.
Finally, we rent out our home to our tenants looking for their forever place. We continue to have a professional relationship with them and take care of any needs they may have. We are in this together.
